I. GENERAL PROVISIONS

1. Acceptance of the Terms and Conditions

1.1.These Terms and Conditions constitute an agreement between “Komfort 8” EOOD and every User who accesses or uses the platform www.dealehome.com.

1.2.By accessing the platform, creating an account, publishing a listing, purchasing paid services or using any other functionality of the website, the User confirms that they have read, understood and accepted these Terms and Conditions.

1.3.If a person does not agree with these Terms and Conditions, they should discontinue using the platform.

II. NATURE OF THE PLATFORM

2.1. Online Real Estate Listing Platform

www.dealehome.com is an online platform providing a technical environment where property owners, private individuals, real estate agencies, developers and other professional participants may publish and manage information related to real estate properties.

2.2. Role of Dealehome

“Komfort 8” EOOD:

• provides the technical infrastructure for publishing and displaying property listings;
• is not a party to any agreements between Users;
• does not participate in negotiations, transactions, payments, property sales, rental agreements or other arrangements between Users;
• does not guarantee that a transaction between Users will take place.

Any relationship resulting from communication or contact established through the platform shall exist solely between the respective parties.

2.3. Responsibility for Published Information

Each User who publishes a listing or any other content on the platform shall be fully responsible for:

• the accuracy of the provided information;
• having the necessary rights regarding the published property;
• the legality of the published content;
• the accuracy and current status of the information;
• photographs, descriptions, documents and any other uploaded materials.

By publishing a listing, the User declares that the information provided is truthful, accurate and does not mislead other persons.

III. LANGUAGE AND OFFICIAL VERSION

3.1.The main language of the platform is Bulgarian.

3.2.The platform may provide content in other languages, including English.

3.3.In case of discrepancies between the Bulgarian version and any other language version of these Terms and Conditions, the Bulgarian version shall prevail and shall be considered the official and legally binding version.

IV. USER REGISTRATION

4.1. Types of Users

Users of the platform may register as:

A) Private Individuals

Persons who publish information regarding their own property or use the services of the platform as individuals.

B) Business Users

Including:

• real estate agencies;
• construction companies;
• investors;
• professional participants in the real estate market.

4.2. Registration of Private Individuals

To create an account, a private individual shall provide:

• full name;
• email address;
• telephone number;
• password or registration through an external account provider (such as Google or Facebook).

The User is responsible for ensuring that all provided information is accurate and up to date.

4.3. Registration of Business Users

Business Users shall provide:

• company name;
• company registration number (UIC);
• registered office and management address;
• telephone number;
• email address;
• contact person;
• any other required information.

By registering a business account, the User declares that they are authorized to represent the respective legal entity.

V. PROPERTY LISTINGS

5.1. General Rules

5.1.1.Each listing must contain information relating to only one specific real estate property.

5.1.2.The following are prohibited:

• publishing duplicate listings;
• publishing misleading or false information;
• publishing non-existent properties;
• using photographs or texts without authorization;
• publishing content that infringes the rights of third parties.

5.2. Listing Information

The User must correctly complete all required fields, including:

• property type;
• location;
• price;
• description;
• property features;
• photographs and other relevant information.

The Administrator reserves the right to:

• correct technical errors;
• hide;
• deactivate;
• remove listings that violate these Terms and Conditions.

5.3. Review and Removal of Listings

Dealehome may remove or restrict access to a listing in cases of:

• reports submitted by Users;
• suspected false information;
• violation of legal requirements;
• violation of these Terms and Conditions.

Removal of a listing due to violation of the Terms and Conditions shall not create any right to compensation or refund of paid amounts.

5.4. Prevention of Misuse

The Administrator has the right to restrict or block access to the platform from accounts, telephone numbers, email addresses or IP addresses from which repeated violations of the platform rules have occurred.

VI. LISTINGS BY PRIVATE INDIVIDUALS

6.1. Free Listing Publication

6.1.1.Private individuals may publish listings for their own real estate properties through their registered User account.

6.1.2.Dealehome provides the possibility for free publication of property listings according to the conditions and limitations applicable at the time of use.

6.1.3.The Administrator reserves the right to change the number, duration and conditions applicable to free listings, by informing Users through the platform.

6.1.4.Free listings are intended for individuals offering their own property and who are not carrying out professional real estate brokerage activities or investment trading with real estate.

6.2. Restrictions for Private Individuals

6.2.1.A private individual account may not be used for publishing a professional portfolio or catalogue of properties.

6.2.2.If Dealehome establishes that a private account is being used for professional activities, the platform reserves the right to:

• request registration as a Business User;
• restrict access to the account;
• remove published listings.

6.3. Paid Services for Private Individuals

6.3.1.Private individuals may use additional paid services to increase the visibility of their listings.

6.3.2.Paid services may include:

• placement on the homepage;
• increased visibility in search results;
• special highlighting of listings;
• other advertising functionalities offered by the platform.

6.3.3.At present, Dealehome offers the following promotional packages:

All prices include VAT.

6.3.4.The Administrator reserves the right to introduce new packages, modify existing services and change prices by publishing the updated information on the platform.

VII. LISTINGS BY REAL ESTATE AGENCIES AND BUSINESS USERS

7.1. Registration of Real Estate Agencies

7.1.1.Real estate agencies and other professional participants may publish listings through a registered Business User account.

7.1.2.The Business User declares that its activities are carried out in compliance with the applicable legislation of the Republic of Bulgaria.

7.1.3.The agency shall be fully responsible for:

• the legality of its activities;
• its relationships with clients;
• the properties published;
• the accuracy of the provided information.

7.2. Business Profile Management

7.2.1.Each Business Profile has access to an individual management interface for:

• property listings;
• advertising services;
• property status management;
• users and agents (where such functionality is available).

7.2.2.Agencies may maintain an unlimited number of listings according to the conditions of their selected package or available virtual budget.

7.3. Listing Statuses

Agency listings may have the following statuses:

Active

The listing is published and visible to Dealehome users.

Archived

The listing remains stored in the agency profile but is not publicly visible.

Blocked

The listing is unavailable to users due to a violation, verification process or another applicable reason.

7.4. Obligations of Real Estate Agencies

Real estate agencies undertake to:

• publish only real and up-to-date property offers;
• promptly remove properties that have been sold, rented or are no longer available;
• avoid publishing misleading prices, photographs or descriptions;
• respect the rights of property owners and third parties.

In case of violations, Dealehome reserves the right to restrict or terminate the access of the respective agency.

VIII. AGENCY PROFILES AND ADDITIONAL SERVICES

8.1. Agency Presentation Page

8.1.1.Dealehome may provide agencies with the opportunity to use their own presentation page or subdomain in the following format:

username.dealehome.com

8.1.2.The agency is fully responsible for the content published on its page.

8.1.3.The agency shall provide all mandatory information required under applicable legislation.

8.2. Virtual Wallet

8.2.1.Business Users may use a virtual budget for purchasing advertising services within the platform.

8.2.2.The virtual wallet may be funded through the payment methods made available by Dealehome.

8.2.3.Funds available in the virtual wallet may not be transferred to another account without the explicit consent of the Administrator.

8.2.4.Unused funds that have not been used within 12 months from the date of their deposit may expire in accordance with these Terms and Conditions.

IX. EDITING AND MANAGEMENT OF LISTINGS

9.1.Users may edit the information contained in their listings through their account.

9.2.Technical corrections to a listing may be made without changing the promotional status of the listing.

9.3.Changing the content of a listing does not automatically restart the period or position of a paid promotional service.

9.4.Upon expiration of an active listing, the system may send a notification regarding the possibility of renewal.

X. REPORTING IRREGULARITIES

10.1.Any registered User may submit a report regarding an irregularity or suspected violation related to a published listing.

10.2.After receiving a report, Dealehome may perform a review and, if necessary:

• request additional information;
• temporarily hide the listing;
• remove the listing;
• block the User account.

10.3.Submitting a report does not constitute proof of a violation until a review has been completed.
